All lots have owner financing available. Sold by Deed of Trust approximately $350 attorney fees paid by buyer.
You can obtain your own financing and owner will pay recording fees and transfer taxes.
Yearly property taxes are paid by purchaser during the life of the contract.
The owner pays recording fees after initial contract is signed and pays for the
Deed once the contract is paid in full. The APR is currently 8.75% and the term
varies from 10 to 14 years.
All lots require signing a Road Maintenance Agreement which stipulates paying a
surcharge of $15 per month for 24 months for each lot. After this initial period
the RMA requires additional obligations enforceable by land purchasers. Original
owner has no further responsibility for road maintenance. A copy of the RMA is available upon request.
Lot restrictions are as follows:
1) Only Doublewides, on permanent foundations, Modular Homes or
Stick built homes, all having a minimum square footage equal to 1,000'
or greater are allowed. An occupancy permit is required for all homes.
2) No junked cars are allowed to be stored on property.
3) No overstuffed furniture intended for indoor use will be permitted
for regular outdoor use.
4) No commercial dog kennels or "animal hotels" are permitted.
5) No trash generated by regular household activity or renovation of
household is permitted to be dumped on property.
6) No commercial logging activity is allowed prior to installing a well and septic
field or before paying a minimum 36 months on the contract. Clearing for a
building site is permitted. Complete removal of all trees on an area exceeding
1 acre requires written permission from owner.
